Office interiors in Mumbai
Founded in 1991, Designo has its head office in Bhandup West. From there we take on office projects across Mumbai and the wider region, including Thane and Navi Mumbai.
01 — Overview
Fit-outs in Mumbai
Mumbai’s offices sit in very different buildings: Grade A towers in Bandra Kurla Complex and Lower Parel, older commercial blocks in Fort and Nariman Point, and IT parks in Powai and Andheri East, with newer business districts across the wider region in Navi Mumbai and Thane. Each comes with its own landlord rules, permitted working hours and access limits, and most fit-outs happen with neighbours already at work on the floors around them.
Kohinoor City in Kurla is where we have built more offices than anywhere else. Clients in the city include Castrol India, Visible Alpha, Wincor Nixdorf, Essel Group, Hansa Cequity, Practo, Laerdal and Edelweiss.
Our office is in Bhandup West, in Mumbai’s eastern suburbs, and we work with a network of suppliers, contractors and craftsmen built over three decades.
02 — Districts
Where we work in Mumbai
Bandra Kurla Complex
Mumbai’s main business district, with large Grade A towers for banks, consultancies and corporate headquarters. Expect building fit-out manuals, fixed working hours and detailed submissions to building management before work starts.
Lower Parel and Worli
Former mill land redeveloped into office towers and mixed-use complexes. Floor plates are large and modern, and fit-outs often include client-facing floors, boardrooms and cafeterias built to a high finish.
Andheri East and SEEPZ
A dense mix of business parks, industrial estates converted to offices and the SEEPZ special economic zone, where moving materials in and out follows SEZ procedures.
Powai
Hiranandani Gardens and the business parks around Powai Lake house technology firms, back offices and start-ups.
Kurla and Kohinoor City
Commercial towers on and just off LBS Marg in Kurla West, close to Bandra Kurla Complex and the airport, and home to many of our clients’ offices.
Nariman Point and Fort
South Mumbai’s older business district: established office buildings where refurbishments work around ageing services, small lifts and occupied floors. Fort is a heritage precinct, and alterations to listed buildings, especially to façades, can need clearance from the BMC and the Mumbai Heritage Conservation Committee.
03 — Planning
Building in Mumbai
The monsoon
From mid-June to early October, humidity and driving rain are hard on finishes. Moisture-resistant boards and sealed joinery edges help, older façades and windows should be checked for leaks before finishes go in, and deliveries are planned around heavy-rain days, when low-lying roads flood.
Working hours and access
Many towers allow noisy work only at night or at weekends, and goods lifts and loading bays are booked in slots. These rules shape the programme, so we agree them with building management before work starts.
Occupied buildings
Most Mumbai fit-outs happen next to working offices. We work in occupied buildings under our ISO 45001-certified health and safety system, with dust, noise and fire safety managed as part of the work plan.
Approvals
Landlords and housing or commercial societies usually ask for drawings, contractor details and insurance before work begins. Some changes, such as structural work, a change of use or alterations to fire systems, need approval from the planning authority (the BMC, or MMRDA in Bandra Kurla Complex) and the fire authority. Our design drawings support these submissions.

Yes. We agree working hours, noise and lift use with building management, and work in occupied buildings under our ISO 45001-certified health and safety system.
