Office interiors in Pune
We have delivered projects in Pune, about three hours by road from our Mumbai head office. The city’s office market is led by IT parks and technology campuses in Hinjewadi, Kharadi and Magarpatta, with newer commercial buildings in Baner and Balewadi.
01 — Overview
Fit-outs in Pune
Pune’s office market is led by IT services firms and global capability centres, alongside engineering and automotive companies: large IT parks in Hinjewadi and along Nagar Road from Yerwada and Viman Nagar to Kharadi, integrated townships such as Magarpatta, and newer commercial buildings in Baner and Balewadi. Many floors are leased in SEZ or IT park buildings with their own fit-out rules.
Fit-outs here are often large open workstation floors with meeting rooms, training rooms and cafeterias. Power backup, networking and air-conditioning capacity matter as much as the finishes.
02 — Districts
Where we work in Pune
Hinjewadi
The Rajiv Gandhi Infotech Park, an MIDC estate in three phases, is Pune’s largest IT hub. Its campuses and SEZ buildings have large floor plates suited to open workstation layouts, and each sets its own rules on contractor access and working hours.
Kharadi
IT parks such as EON Free Zone on the eastern side of the city house large technology and services companies, many in SEZ buildings where moving materials follows SEZ procedures.
Magarpatta and Hadapsar
Magarpatta City is an integrated township whose Cybercity IT park sits beside homes and retail, and Hadapsar has further IT parks such as SP Infocity.
Baner and Balewadi
Newer commercial buildings along the Baner–Balewadi stretch are popular with start-ups and mid-sized firms and are often leased as bare shell space.
Viman Nagar and Yerwada
Business parks and Grade A offices line Nagar Road near the airport, used by corporate and technology tenants.
Shivajinagar, SB Road and Bund Garden Road
Pune’s central business district, where older commercial buildings sit beside newer Grade A offices used by banks, consultancies and corporate head offices.
03 — Planning
Building in Pune
SEZ and IT park rules
Many Pune offices are in SEZ or IT park buildings. Contractor passes, material movement and working hours follow the park’s procedures, which should be built into the programme from the start.
The monsoon
Most of Pune’s rain falls between June and September. The city lies in the rain shadow of the Western Ghats and gets far less rain than the Mumbai coast, but heavy spells still call for planning deliveries, storage and wet trades around the weather.
Traffic and deliveries
Roads into Hinjewadi and along Nagar Road are heavily congested at peak hours, so material deliveries are usually scheduled early in the morning or at night, within the building’s rules.
