Fit-outs in Bengaluru
Bengaluru’s office space is led by technology companies and global capability centres, with large tech parks on the Outer Ring Road, in Whitefield and at Manyata in the north, Electronic City in the south, and established towers around MG Road in the central business district. Many global capability centres take several floors or whole buildings in these parks.
Fit-outs here are typically open workstation floors with collaboration areas, meeting rooms, phone booths and cafeterias, with heavy demands on networking, power and audio-visual systems. The mild climate helps comfort, while the rains and the city’s traffic both shape the programme.

Where we work in Bengaluru
Outer Ring Road
The stretch from KR Puram to Sarjapur Road, through Marathahalli and Bellandur, is lined with tech parks such as Embassy TechVillage, Prestige Tech Park and Ecospace, home to many technology companies.
Whitefield
The eastern IT corridor around International Tech Park Bangalore (ITPB) and the EPIP Zone, with large campuses and SEZ buildings.
Manyata and Hebbal
Manyata Embassy Business Park, often called Manyata Tech Park, on the Outer Ring Road at Nagawara near Hebbal, is one of the city’s largest business parks and popular with large technology and services tenants.
Electronic City
The southern IT hub off Hosur Road, home to long-established technology campuses and SEZs.
Central business district
MG Road, Residency Road and the UB City area, with Grade A towers used by corporate offices, banks and professional firms.
03 — Planning
Building in Bengaluru
Two rainy seasons
Bengaluru gets rain from both the south-west and north-east monsoons, with the wettest months usually September and October, and sudden heavy thunderstorms often arrive in April and May. Deliveries, wet trades and the protection of materials are planned around them.
A mild climate
Moderate temperatures mean offices need less cooling than in Delhi or Chennai, so well-zoned air-conditioning, fresh air and natural light pay off in comfort and running costs.
Tech park rules
Most tech parks issue fit-out manuals covering working hours, materials, fire safety and contractor access, and SEZ units follow their own procedures for moving materials in and out.
Traffic and logistics
Heavy traffic on the main corridors, and the city’s peak-hour restrictions on heavy goods vehicles, affect deliveries and site access, so material movement is often scheduled at night or early in the morning, within the park’s rules.

The Designo team that designs projects in Mumbai designs yours, and one contract covers design, civil work, joinery, electrical, finishes and systems, wherever the site is.
Reviews online and on site
Briefs, layouts and 3D views are reviewed with you online, with visits to the site for the survey, at key stages of the work and at handover.

Work runs under the same ISO 9001 quality and ISO 45001 safety practices on every site, with the same checks before handover.
The same warranty
Every project carries the same 10-year warranty, with maintenance after handover.

Asked and answered
Do you take office fit-out projects in Bengaluru?
Yes. We have delivered projects in Bengaluru and take on office fit-outs across the city, from the Outer Ring Road and Whitefield to the central business district, under the same contract, process and 10-year warranty as in Mumbai.
Can you fit out a floor in a Bengaluru tech park?
Yes. We work to the park’s fit-out manual and, in SEZ buildings, to the SEZ’s procedures for moving materials in and out, and plan the programme around them.
Do you install networking and AV with the interiors?
Yes. Structured cabling, Wi-Fi, server rooms, conference AV and access control are designed and installed with the interior under one contract, alongside the design, civil work, joinery, electrical work and finishes.
How do you run a Bengaluru project from Mumbai?
The design team reviews briefs, layouts and 3D views with you online and visits the site for the survey, at key stages of the work and at handover. Work on site runs under the same ISO 9001 quality and ISO 45001 safety practices as our Mumbai projects.
