Office interiors in Chennai
We take on office fit-out projects in Chennai, run from our Mumbai head office. The city’s offices are concentrated along Old Mahabalipuram Road (the IT Expressway), in Taramani and Guindy, and in the central business district around Anna Salai and Nungambakkam.
01 — Overview
Fit-outs in Chennai
Chennai’s office market is led by technology, engineering and financial services firms. Most large offices are along Old Mahabalipuram Road, in Taramani and Perungudi, around Guindy and Anna Salai, and in the IT parks of the western suburbs towards Porur.
The coastal climate is hot and humid for most of the year, and the north-east monsoon brings heavy rain between October and December, sometimes with flooding. Materials, finishes and hardware need to cope with humidity and salt air, and services should be protected from water.
02 — Districts
Where we work in Chennai
Old Mahabalipuram Road (OMR / Rajiv Gandhi Salai)
The IT Expressway, from Perungudi and Thoraipakkam to Sholinganallur and Siruseri, is lined with IT parks and SEZs for technology companies.
Taramani
Home to Tidel Park, International Tech Park Chennai and Ramanujan IT City, at the start of the IT Expressway.
Guindy
A business district just south of the city centre, where IT parks such as Olympia Tech Park sit within and around the older Guindy Industrial Estate, close to the airport.
Anna Salai and Nungambakkam
The traditional commercial centre, with established office buildings used by corporate, banking and professional firms.
Mount Poonamallee Road (Porur, Manapakkam and Ramapuram)
The western office corridor along Mount Poonamallee Road, anchored by large campuses such as DLF Cybercity, with good road links to Guindy and the airport.
03 — Planning
Building in Chennai
Humidity and salt air
Near the coast, salt air and humidity corrode untreated metal and swell poor-quality boards. Stainless or coated hardware, moisture-resistant boards and good sealing extend the life of a fit-out.
The north-east monsoon
Heavy rain between October and December, and occasional flooding, mean services, server rooms and stored materials should be kept off the floor and away from leaks.
Heat
Average daytime highs of around 29°C even in January and about 37°C in May and June mean high cooling loads, so glazing, blinds and air-conditioning zoning are worth planning carefully.

05 — Questions
Asked and answered
Do you take office fit-out projects in Chennai?
Yes. We take on office fit-outs in Chennai, from the IT Expressway and Taramani to Guindy and the city centre, run from our Mumbai head office under the same contract, process and 10-year warranty.
Which materials suit Chennai’s coastal climate?
Near the coast, stainless or powder-coated hardware and fittings stand up to salt air, and moisture-resistant boards with sealed edges stop joinery swelling in the humidity. With heavy north-east monsoon rain between October and December, server rooms, UPS and electrical panels are best kept off the floor and away from external walls and glazing.
How would you run a Chennai project from Mumbai?
The design team reviews briefs, layouts and 3D views with you online and visits the site for the survey, at key stages of the work and at handover. Work on site runs under the same ISO 9001 quality and ISO 45001 safety practices as our Mumbai projects.
