01 — Overview
Fit-outs in Ahmedabad
Ahmedabad’s offices are concentrated in the west of the city, along the Sarkhej–Gandhinagar (SG) Highway and around Prahlad Nagar and Sindhu Bhavan Road, with older commercial areas near Ashram Road and CG Road. Nearby in Gandhinagar, GIFT City is home to India’s first international financial services centre, regulated by the International Financial Services Centres Authority (IFSCA), with Grade A towers.
Summers are very hot and dry, with temperatures above 40°C for weeks at a time, so solar gain through glazing, cooling loads and efficient lighting shape the design. The monsoon runs from late June to September and brings about 780 mm of rain a year, far less than Mumbai, but heavy spells can still cause waterlogging.

SG Highway
The main office corridor in the west of the city, lined with multi-storey commercial towers, with several new high-rises under way, that house IT, banking and corporate offices.
Prahlad Nagar and Sindhu Bhavan Road
Two office areas just off SG Highway: Prahlad Nagar, around Corporate Road, has an established cluster of office buildings, while Sindhu Bhavan Road in Bodakdev is adding new high-rise commercial towers alongside its shops and restaurants.
GIFT City, Gandhinagar
India’s first international financial services centre (IFSC) and a planned business district, with Grade A towers for banks, fintech and financial services firms.
Ashram Road and CG Road
The older central business areas, with established office buildings that suit refurbishment.

Extreme heat
Through April to June, glazing, blinds, insulation and efficient air-conditioning do the most to keep an office comfortable and its running costs down.
GIFT City rules
GIFT City has its own planning authority, the GIFT Urban Development Authority, and its own development control regulations, including guidelines for interior work. The IFSC sits inside GIFT City’s special economic zone, where the IFSCA approves units, so bringing in materials and contractor access follow SEZ and building procedures.
BU permission and fire NOC
In Ahmedabad the municipal corporation issues building use (BU) permission and the fire department issues fire NOCs under Gujarat’s fire safety law, and units without them have been sealed in enforcement drives. Check both before signing a lease, and keep layout changes within them.
